What Jorge pours

Patios

Back-yard slabs for a table, a grill and chairs, finished by hand in broom or smooth.

The patio is sized to how you will really use it, and the slope is set so water drains away from the house instead of toward it.

Driveways

New or replacement, poured with the slope and the drainage worked out on site.

A driveway carries cars and trucks every day, so the ground under it matters as much as the finish on top. Jorge explains what yours needs before he gives you a price.

Walkways and steps

Front walks, side paths and entry steps, cut to the shape of your house.

The width, the curve and the height of each step are worked out with you on the visit, so the walk fits the way people actually use your door.

Slabs and pads

Flat, true pads for sheds, garages, units and workshops.

Tell Jorge what will sit on the slab and he plans the pad around it, with level ground and edges that stay straight.

Jorge works inside Lincoln, Nebraska. He does not take jobs outside the city.

How a job goes

  1. Step 1: Visit

Jorge walks your yard with you and looks at the ground, the slope and what you want built.

  2. Step 2: Plan

Before any work starts, Jorge shows you a plan of what he will build and where it goes, so you see it before any concrete is poured.

  3. Step 3: Price and timeline in writing

You get a straight answer on price and timeline, written down, in English or Spanish.

  4. Step 4: Pour and finish with Jorge on site

Jorge is there on pour day, and he does the finishing himself.

  5. Step 5: Walk-through, warranty and lien waiver

You walk the finished concrete with him, and you get the one-year warranty and the lien waiver. The site is left clean.

Questions Lincoln homeowners ask

How much does a concrete patio or driveway cost in Lincoln?

It depends on the size, the thickness, how much ground work the site needs, how easy it is to get to, and the finish you want. That is why Jorge does not quote a number over the phone.

He walks your yard first, then gives you the price and the timeline in writing.

How long until I can walk or drive on new concrete?

As a general guide, you can walk on it after a day or two and drive on it after about a week. Concrete keeps gaining strength for about a month.

Jorge will tell you the right timing for your pour, because weather and mix change it.

Can concrete be poured in a Nebraska winter?

Concrete has to stay above freezing while it sets, so most pours happen from spring through fall. Winter is a good time to call: Jorge can visit, plan the job and get you on the spring schedule.

Do you work outside Lincoln?

No. Jorge works inside Lincoln, Nebraska and does not take jobs outside the city. If you are not sure your address is in Lincoln, call and ask.

Will my concrete crack?

Concrete shrinks a little as it cures, so good slabs have cuts called control joints that give it a planned place to crack. Ask Jorge on the visit where the joints on your job will go. A thin hairline in a joint is normal; ask him about anything wider.

Do I need a permit to pour a patio, driveway or sidewalk in Lincoln?

Jorge's work on private property does not need a building permit. Anything in the public right of way, such as a city sidewalk or the apron where a driveway meets the street, goes through the City of Lincoln. Ask him about your address, or check with the city's Building and Safety office.

Can I get the agreement in Spanish?

Yes. Your price, your timeline and what gets built go on paper before any work starts, in English or in Spanish, whichever you read best.

What is a lien waiver, and do I get one?

A lien waiver is a signed paper that says the contractor has been paid for the work and gives up the right to file a claim against your property for it. At the end of the job you get one in your hand, along with the one-year warranty.
